Correct. I have a fair amount of work(virtually none of it lending related) so I have no complaints in that respect. Anyone advertising $175 URAR appraisals with 24 hour turnaround deserves ZERO respect. They will not be able to continue forever at that price point and I'm sure they are doing a fairly sh!tty job. As for complaining about them, we all have that right. They are stabbing each and everyone of us in the back. They are downgrading the profession and selling it short. No wonder we get little respect as a profession. My guess is those that are defending scumbags like this have been in the business for a few years (like this cat) and think they know all they need to know.Condoning this idiot's behaviour is ludicrous.

Some of us playing police is ludicrous. I say, report the obvious issues, and so what if some guy wants to charge $175. It doesnt bother me, we obviously dont have the same clients.
He obviously prefers to work hard and not smart. What he is doing is not a smart business move, oh well.
I much preferred this forum when we asked for or gave advice and the bickering was at a minimum.
If these FBI wannabess had put as much effort into their appraisal practice maybe they wouldnt have so much free time.
Life is harsh and full of reality. Why bother fretting what the competition is doing?
If you spend all that time worrying about what the other guy is doing, your own business will fall short.
I personally have found that offering superior customer service, having exceptional business skills and an excellent product, i am not competing with fools.

LOL...thanks for the fine exasmple of what constitutes gossip and defamation of character.

Way back when, I worked my way through school working in photolabs and doing freelance photography work. I helped set up and run the first one hour photolab in the country. Then helped set up a chain of them. (appraiser's were our best customers, that is how I got interested in appraisal). You know what the big slow labs said when we set them up? Quality would suffer, there is no way you can produce photographs in an hour with any quality. Poor slobs. They did not understand photo processing or automation. See, there are ceratin variables in processing, but it comes down to the chemicals used have a temp range. A cool side and a warm side. If you use the cool side, the process is slower, the warm side a little faster. We are talking the difference of 15.5 minutes vs 17 minutes for developing the negatives here.

So, here is how the process used to work. The film is received, canisters taken into a dark room, loaded into a bigger canister that held several rolls, the fed through a developer machine. Once out, they are taken to a printer room. The machine holds 1000' foot rolls of paper. Someone sits there, and checks each frame and prints it until the roll of paper is used up. Then the lights go out, you transfer that roll of paper into a big dark box and take it out to a developer machine. It is fed through and rerolled at the other end. That roll is then taken to a cutter for making the individual pictures. Total processing time is about 40 minutes. total time for the other crap they way they did it was a few hours.

The one hour machine people looked at the process and figured out that you could feed the negative machine straight from the film can. No need to reload them into bigger cans. Someone still sits there and analyzes each frame (they used to, computers do most of it now) and prints them. Still using that 1000 roll of paper. But what the one hour guys did was mak a machine to feed 3' at a time through a set of rollers that delivered the paper straight into the processing chemicals. The printer also put a tiny pin hole between each picture. Once the paper made its way through the chemicals and the drier, a laser sees the pin hole and cuts the picture. Between each customer's roll, two pinholes where punched, telling the machine to sort the pictures. Automation was able to take the several hours and turn it into a few minutes. Other than that, the actuall process used was identical. the big labs all predicted our fate, we could do it faster and cheaper, so our quality must be inferior. The fact is our quality was as good or better. Our machines were much better controlled than theirs and our color balancing systems were better. Not only were we faster and cheaper, we were as good or better. Oh yeah, those big labs? They are all gone. They could not understand that quality, speed and price are not codependant. They could not understand that they were just simply slow.

Bill, I have to ask how much intellectual consideration, analysis, and opinion that could make a difference to others in their financial decisions goes into developing print photos from film - and/or downloading them to a computer and printing them?
 
Pam, the point of my post is that there is a certain element here that equates the amount of time it takes them to produce an appraisal report and the fee they charge with the quality of their product. My contention is that time, fee and quality have nothing to do with each other. Some appraisers have no concept of how to let technology help them. Some appraisers type slower than others. Some appraisers do in ten steps, what others can do in one. Heck, we know some appraiser wont measure with a disto because they are afraid of them.

Flame me if you will, but I have, on occasion, given away my appraisal services for parties that I have deemed worth of charity. Does the fact that I did an appraisal and did not charge for it mean the quality of the appraisal I produced was any less than the ones I charged for? Not at all. If you get an assignment in a cookie cutter subdivision in which you have done several properties in the past few months - and you are able to do that appraisal in just a few hours because of your data - will that automatically mean that that appraisal is any less quality than others you do? I would think not.

Now, simply extend that to other situations. We all know people who are more productive than us and we know people who are less productive than us. Does this automatically imply that those who are more productive produce lower quality appraisals and those who are less productive produce higher quality appraisals than us? Again, I think not.

Price is dependant on supply and demand. I can not understand why appraisers, of all people, can not grasp this concept. The market will pay what it is willing to pay. Period. If an appraiser is located in a rural area with demand for his/her product and a limited supply of appraisers can charge twice what an appraiser in a metro area can charge, due to the abundant supply of appraisers in the area, does that make the rural appraiser's product superior in quality, just because he/she charged more? Nope.

If we want to talk quality, than talk about quality, but trying to relate quality to time and fee is nonsensical. Some people require more time to think than others. Some can look at data and absorb it and analyze it much faster than others. Trying to say that the outcome is directly related to the time it took to do it is just plain dumb.
 
To me it fit. Old school vs. New school. Becaus it takes me a week to do an appraisal, and I am proud of my product - anyone wo can do it in 2 days must be cutting corners. They never stop to think that the person who does it in two days just might be producing as good or better product than they are. That they themselves might just be slow.

Its like the old George Carlin line. When you drive, anyone who drives slower than you is an imbecile. Anyone who drives faster than you is an idiot.

Sorry, but verification takes time, especially when calling agents to find out if there are seller's concessions on the comps. Unless you're lucky enough to have an MLS where agents consistently and accurately report concessions and conditions of the property, you need to talk to them. While you sometimes might be able to get this done in 24 hours, in practice it's not realistic.
This is the step that's often skipped by the 24'ers, and this can easily affect value. You might be able to type up a report that fast, but due diligence is going to suffer.

Fair enough Kenneth. You call it "gossip" and "defamation of character", I reviewed this person's website and call it fact.
