I would say the population of Gentry, AR is probably approaching that. We have Little Debbie's plant here - they are Adventist and you do not see their trucks on the road from sundown Friday until sundown Saturday - with most of the trucks not running until Sunday afternoon to arrive on Monday morning. They hire non-Advestists but you work their schedule. Ditto - a number of stores are closed Saturdays and RE agents advertise "No Saturday showings". While a higher percentage of Adventists are vegan many do not eat catfish and pork - seafood in general. Most are not strictly vegetarian. I know one who goes on a Carnivore diet occasionally. The mayor has been Adventist and they send their kids to a private school

IMO the scope of your perspective is spot-on, as well as the intent, but I don't agree with the rationale that any external factors that affect the comps as well as the subject consequently don't need to be described. See, now, me, I describe every potential factor that might or might-affect value, describing why each does or doesn't do so. (Of course that is probably the 50% of every report of mine that is superfluous and unnecessary....)
I didn't say that it was impossible for an externality to impact different properties differently. My comment was directed at the scenario posted by the OP.
