Why would you? Your work is about value of the property that is the subject of your appraisal. If you are drawing your sales data from a properly defined market, your comparables are subject to the same influences.Ob

IMO the scope of your perspective is spot-on, as well as the intent, but I don't agree with the rationale that any external factors that affect the comps as well as the subject consequently don't need to be described. See, now, me, I describe every potential factor that might or might-affect value, describing why each does or doesn't do so. (Of course that is probably the 50% of every report of mine that is superfluous and unnecessary....)
 
I have never appraised real property rights in an American Indian reservation. You better pay attention to the zone if you do.

I could probably walk in the reservation and they would say what tribe did you come from?

I have very many trait appearances of a native American Indian. Those reservations have a zone.

Now you went and got me thinking about the pretty young Native American squaws living in Cali who allegedly receive monthly stipends of like $25,000 from the casinos located on tribal land. (I don't know, though, if a person, or a non-Indian can own property on a reservation....)
 
In today's environment regarding appraisals, with lists of words not to use in reports, bias, etc. I wouldn't mention it.

Just describe the neighborhood and how close the house of worship and major employment centers are to that of the subject. Keep it simple.

Would it make any difference in your comparable selection and opinion of value?

Avoid the red flags. That's my opinion anyways.
I just received a stipulation (presumably from an digital review system) that cited a MLS snippet I included from the MLS narrative of a comp, which referred to something like "blonde kitchen cabinets with black fixtures."
 
Appraisal professionals have to remember they appraise real property rights if they are appraising real property.
Hold up. The potential "externality" of a property fronting a busy public road is based upon the vehicular noise/confestion factor, and that isn't a real propertty factor.
 
I live in a large community of SDA, several churches, large private school... I never mention their religion. I don't think it matters if for no other reason.
That is logical. However, I purposely referenced Loma Linda because various formal sources cited the Adventist religion as reflecting about 35% of the population, much much more than any typical religion anywhere, right, in its communal objective to support the goals of the religion. Several years ago a McDonald franchise was held up by years because the City government did not think that a meat-based fast food facility was compatible with the jurisdictional aesthetics--based exclusively on the Adventist dietary principles as far as I am aware. And I am aware that one could just as easily decide to not mention it, although the "Blue Zone" concept seems to be very compelling.

Just for the sake of argument: Would you dare to comment on the preponderance--of 30% or more of the population--of the Adventist region in incoroporated Loma Linda. The reglion is integral to the city management as well as the demographics; and it is the basis of he LLU Medical Center, as well being integral to the "Blue Zone," a faith-based lifestyle that is the basis of one of only five similar Zones throughout the world. Of course it would be jus as easy to avoid mention of the specific religion, but in this scenario to do so would not fully/accurately describe the City. (Just curious)
Please post blue zone definition and motivations. I am fine then on real property rights.
