I am not a trainee, just don't know how to update my profile lol. I received a revision today for a report I wrote yesterday. The revision is " Appliances- Anything that is not built in needs to be unchecked. Refrigerator is not noted to be built in. The Washer/Dryer is not built in. Etc". I have done hundreds of appraisals over 5 years and have never seen this before. The AMC told me the revision came from the Fannie Mae collateral underwriter report. It got flagged because I stated that the appliances are not built in and are personal property in the Additional Comments. I went to the Fannie Mae selling guide and did not seen anything mentioned about the appliances section of URAR. I know those appliances are personal property and I do not give them value, but I have never heard of not checking the boxes because the appliances aren't built in. I tried calling Fannie Mae for clarification, but they are closed today and Monday for Juneteenth. Has anyone ever heard of this before?
