These posters don't want to talk about the ridiculous number that is...great work on the math.

Did fannie turn in these 25 appraisers to the state?

Does fannie have the authority as a tax payer sponsor entity to make an exclusionary list?

Those areas get mentioned because they are the most severe, but fees have gone up in many places, not just those three. Will those fees last? That is 100% dependent on the supply of appraisers in those markets.

If there was a true oligopsony, then we would not have seen the fee increases that have happened in many markets in the past six months. Don't take my word for it - just check out the thread on fees to see if there is some big market power that is controlling fees :) What you will see is many appraisers posting that their fees are higher now than they were this time last year, which totally blows big E's argument out of the water.

I hear you fastest and cheapest. An oligopsony at its finest. The individual lenders I dealt with 20 years ago didn't deal with me on price or turn time. Anybody doing fastest and cheapest is not concerned with public interests.
 
Danny, you do realize the purpose of USPAP I hope. You may need to see what the purpose of the Federal Trade Commission is when it comes to antitrust violations or what the purpose of state government is.

Who said fastest and cheapest? I said fees were going up. How do you get to fastest and cheapest from that? A quick forum search will show that I have repeatedly said that fastest and cheapest is a doomed business model for any AMC to follow.

But I do understand. Faced with fundamental flaws in what you post that cannot be logically refuted, resort to ad hominem. Though it is a logical fallacy, it is also a classic debate tactic that I am sure we will all see tonight on national TV. :)

The last five years have seen stagnant fees to lower fees, so any increase in most areas between last year and this year was a dire needed correction, with even the "better" fees of this year still not, in many places, that of the benchmark VA fee and barely where the fees were pre HVCC That;s progress? Why have fees been so depressed all these years. Surely you can't expect us to believe that third party ordering keep 1/3 (+-) of appraisal fee didn't matter?.

I don't use Eli's word of "oligospony" it reminds me of colonoscopy. But the fact is that since AMC's channeled a large share of work post HVCC there has been constant pressure from most of them (including lender owned ) to lower fees, and it's going on now in my area in fact worse than ever, maybe as backlash for the moderate fee increase correction we had from prior year. (really moderate, $25-$50 and they are trying to roll that back now)

AMC's are a fallacy. Get ready for state government as a major MARKET FORCE. I wouldn't count the Federal Trade Commission out either.
 
... just look at where fees were pre HVV and where they were after HVCC and the slow, painful climb to get them back over 5 years to barely where they were prior to HVCC , except for a few areas.

OK. While looking at that, also look at the loan volume over the same time period, and then look at the available appraisers per loan. Supply and demand theory does not just apply to home prices.

Those are individual buyers and sellers. You really don't get market structure as a market force or are playing dumb. The fast food Giants didn't play dumb against the cattle growers. Lol

Sorry, Eli. The act has worn thin. You cannot address the most basic questions about your stated positions and how they conflict with the very terms you use to state them. Instead, you resort to mud slinging and trying to associate me with things I have sated numerous times I do not support. I am done.

I am sorry you can't understand that the government and market structure are major market forces on PRICE in addition to supply and demand. I don't see that as my problem and you are not going to make your problems my problems.
