No one forced workers to work in sub-par working conditions and low pay, either. Unions seemed to disagree.
Maybe you're a spokesperson for unfettered capitalism.

Mickey D and BK didn't understand it either til the cattle growers explained it to them. They understood real well after a stinky farmer explained it to them on antitrust allegations. Lol. Somewhat of a dichotomy there. I could think of other adjectives.
 
well then form an appraiser union and save us all. then again if unions were the answer to all problems there would be a lot more of them and appraisers would have their own.

or appraisers can stop whining about things they don't like and do something to improve themselves so they have other avenues of revenue aside from residential lending work. i have no pity for someone who won't take the necessary steps to improve their situation, and in our profession is is quite easy to do if one just puts forth a little effort. at one point i was exclusively doing lending work however that is not the case anymore. i wanted to improve myself and i did, and at the same time diversified my business which was a positive move as well.
The unions have nothing to do with it being what it is. Fannie in the appraisal world is taking advantage of the appraisers because they are 95% of most lending work. Just because we don't have a union, doesn't make it right. FNMA is a bully and there isn't enough non GSE work for everyone, so they can exploit the appraisers.

Anybody benefiting from the oligopsony can say that. The people suffering the most are the public.

Your spot on in your opinion of true capitalism. But an oligopsony instigated by government is so far from a free market it is crazy. The public suffers.
 
The market cannot operate efficiently in its current structure. Price, supply and demand cannot reach equilibrium because the market cannot operate efficiently in an oligopsony or with so much govt restrictions.

What blows me away is how so many appraisers don't think they are tied to the government or an oligopsony. That blows me away considering the credentials of some of them.

Then it points back to those benefiting from the current market. The government is flexing their muscles for public interest and it scares people. People ignore that connection between govt and appraisers, or try to anyway.

Money.
 
25 Names?

I recall a DNU list 5 or so years ago that had hundreds. Three standard deviations away from 80,000 gives you 216 very bad appraisers. And just two SD gives you 4,000 that are pure number hitters. And we all know there are more than that!

That all might be relevant if there were any AMCs with the market share that MD and BK enjoy, but such AMCs do not exist. I have repeatedly asked you to list those limited buyers that are controlling the market ( a requirement for the alleged oligopsony), but you cannot do that.

Just a touch of dyslexia! Fannie and Freddie are 45.9% of mortgage volume.

Let me clarify:
A majority of the appraisers are doing FNMA reports for residential, easily 95% of the reports. Private sector assignments on non FNMA reports is not the main bread and butter for them and they can't just drop them.
