That's the operative word, alright. It's become quite fashionable for the software types to sell a subscription service to their cloud-based app, as opposed to selling a freestanding app you can own.What now? What do we have to buy and include in our reports?

Yes, it is. I am making more adjustments recently. Doing nothing different for this deadline, as I already fashioned an explanatory paragraph that explains how the % adjustment was derived and referencing my graphs that I have included in reports for many years. The only things I change in the paragraph are the percentages and comp numbers, report-to-report.
You don't have to buy anything. What you will have to do is support your opinions and conclusions within your appraisal report. Of course, there will be companies who make the job easier in exhange for some money. Remember though, USPAP doesn't support using 'black boxes'. The appraiser is required to understand how the analysis provided by the third party software is created. In other words, you could do it yourself... but, you choose to use the tool to save time.What now? What do we have to buy and include in our reports?
