The UAD Advisory Group has representatives from a broad spectrum, including the Institute. Perhaps you never heard of them "fighting for a seat" because there was no fight :)
We (boots on the ground residential appraisers) never heard because the process is as transparent as an appraisal institute board meeting.

Be careful thinking the AI lobbyist is lobbying on behalf of appraisers. I’ve sat in rooms with him before, he’s always been on the same side as whatever rep revaa sends into the room.

LOL. I was actually on the UAD Advisory Committee myself before I changed jobs. The AI was there from Day 1. It would be silly not to have them there.
That’s bananas if the AI had insight into the new form and this is what came out of it, supposedly looking out for the best interest of appraisers. There is a lot of stuff on there that had zero to do with value.

I wonder what the AI rep accomplished for the residential appraisers that pay his salary- we don’t have to clean the gutters while visiting the property?

Value is just one of the collateral-related risks. Appraisal reports are used to address value, but they are also used to address risks related to condition and marketability.

Whew! Good thing those PDC's came in to save the day to alleviate the risks for the lenders.....close call.

And it’s a good thing desktop inspections are now being performed by people that hold zero license.

What is the GSE definition of "marketability"? How is it measured and reported? Is it subjective? Is it like "accuracy"?

Given that appraisers certify that they are reporting effects on marketability, I certainly hope they know what that term means and how to demonstrate it with data.

lol, it’s as clear as day that these folks all run the same circles, intermingle positions and jobs and seats on boards, etc. But one thing is for certain, none of them are working in the best interest of the working appraiser. Hell, I bet most of them are so damn confused as to who they’re supposed to be advocating for, I can hardly blame them.

It’s all about hanging out at conferences and cocktail hour for these guys.
