I seem to have been getting some request for tough jobs lately.
Ignored one for an interior field review in Malibu. Haha, nah.

Now I get one for a 12,000 SF house on 2 acres in La Canada.
They just bought it a year ago for about $7.8Mil.
How long would this take to measure?
I wonder what they will end up paying for this one.
Somebody else can have fun measuring for about half a day. Never mind finding "comps". :rof:

Only a modified-dogbox with turrets and rotundas, probably has a fully furnished basement too boot. :)

The MLS photos show very high level of detail and upgrades inside.
Going back 2 years there are some comps of a sort.
Only 1 had a higher price in the zip code and it had 18,000 SF per MLS, but that included a 5,000 SF basement, 2,000 SF guest house, etc.
That was $11Mil.

Employee of the month says run like the wind. :leeann2:

I had one like that. It took hours and hours. It was pouring down rain too. I was dumb enough not to postpone due to weather. Last I heard, an NBA player owned it or was renting it. It had a ball room in it you could have a high school prom dance in with room for a live band.

I know appraisers who make a good living specializing in properties most appraisers choose to pass on. All it takes is for one really good report of such an appraisal problem to end up in the right hands and you could find yourself running with a different level of clientele.

A 12,000sf house with a detailed floorplan and 3 arcs doesn't take that much more work than a 6,000sf house with one arc. Report it on the AI form and throw in a cost approach with land sales and charge a decent fee for the 3+ days you'll spend on it.

"No one wants an appraisal, they want to know the value" something like that....

In this case....
Appraisers don't want the challenge, they want the income....
