Being that the other gazillion appraisers just turning it on and off without a peep of correction is a good indication that it is fulfilling the intent of the requirement.
 
I'm not a follower. If i was in 2004 a gazillion appraisers were in cahoots with the brokers.

I believe in textualism. Mean what you say and say what you mean.
 
I am like you in looking for the devil in the details. However, you're reading too much into something that it too small to make a difference. You just explain what you mean by "operate" and then explain what you did to fulfill "to operate". Then explain that you're not a home inspector and that your operating the appliance is not a guarantee that fully functional or that it will continue to operate; you're an appraiser there to access market value. Appraisers should have 2 pages or more of limitations and clarifications stating what what the appraiser is and what the appraiser is NOT.

Exactly. The stove seemed to be operational. This appraiser is not a certified appliance tech, repair person, or any other appliance related field. Please contact a qualified appliance tech for any further questions.

My appraisal theory is to disclose and disclaim.
 
I got a solution. Why don't the whiny realtors selling FHA get a certification of the appliances and send it to the appraiser for it to be analyzed. That would fit more to the function of the appraiser.

I love it. For FHA, just add the parenthesis and photo of the stove on and you're good as gold.

after reading this thread i'm ready to put a working firearm to my head. not sure if it's operational, didn't check for bullets. so ignorant government typical.
