FHA and bare concrete floors

It says that in the 4910 (new construction/existing construction less than 12 months) but it doesn't say the same thing in the 4905 (existing construction more 12 months).

Ask for clarification.

I just got off the phone with ATL HOC again and they are going to further research it and get back to me.

Can't be a good sign when they keep lowering the bar. And I'm still waiting for my call back from FHA. I'm sure my client will understand.:fiddle:
 
ATL HOC called me back this morning after mulling over my request for clarification. From the horses mouth; minimum property standards across the board, bare concrete floors must be covered or sealed regardless of the age of the property. Subject property should be checked “subject to” the floors being covered or sealed. Elvis has left the building.

That's pretty much the same information I got from them a little while back. Ironically, it's my understanding (from the ATL HOC) that if the bare floor is a wood subfoor then it does not need to be covered or sealed.

You could probably talk to another HOC, or you could probably talk to another appraiser in the Atlanta HOC next week, and get a different opinion.

It's not an MPR. Period.

It may be a deficiency that adversely affects marketability and that could be your issue. They are technically wrong but they represent the top of the food chain so what are ya gonna do about it?
 
How do you know its not sealed? Most concrete is sealed after its poured and finished to slow the curing process.
