As I said, vinyl siding is not a waterproof barrier....it doesn't need cracks in it to allow water in...it already does.And maybe that was the case in this situation. An unbiased appraiser gave their opinion but it looks like you are broker friendly.

The vinyl siding itself, is not waterproof, hence why you don't nail it on unprotected wood, rather you put in a vapor barrier, etc For this reason, the home must have a waterproof barrier installed over the exterior of the house underneath the siding prior to installing the siding. Many vinyl sidings will have weep holes at the bottom...and it's not because they're sad. They channel water out and allow the infiltration of air, which also helps to dry out the inner surface of the sidingI had vinyl siding put on a house years ago and the installer first removed the existing siding, put in a vapor barrier, then insulation, and then the siding. Never thought is wasn't water proof?
