New FHA and Fannie Regulations on condominium units

No more than 15% of project should have more than 30 days delinquent on HOA fee. FHA as of Nov 2, Fannie, current.

No more spot approval ( FHA)

For less than 25% down payment, borrower pays extra fee equal to 75% of closing cost regardless of credit scores (fannie)

No more than 20% of project floor non residential (fannie) no more than 25% of project floor
commercial(FHA)

For new construction, at least 70% of units should be sold (fannie)

Fedility insurance for projects with 20 or more units insuring HOA fund(fannie)

Borrower to obtain HO-6 insurance coverage unless the HOA has master policy interior
coverage.(fannie)

The coverage cannot be less than 20% of assessed value (fannie)

at least 50% of units owner occupied (both)

Very tough for condo owners to get a loan.
