FHA New Construction - fridge not yet installed

Fridge is personal property and not a fixture. When median price here is $2 million dollars, a fridge is insignificant.
You have to consider in real property rights. Look at MV def.

As usual Eli/Zoe is babbling along about nothing. Refrigerators are usually personal property, but I have seen a few houses with refrigerators that are expressly built into the cabinetry. And one house had a walk in refrigerator and a walk in freezer, both with glass doors so you could see and a light on permanently. They were definitely real property.

So was the refrigerator in the contract? Is it built in?

USPAP and MV def require you to consider the refrigeration.
 
Lender can secure it and will on lien. Insurance company also.

If subzero fridge, I may give value since rich people like them. Ha, Ha, Ha.
Since I'm not rich, I don't have a subzero fridge. I custom made my cabinets to fit perfectly my personal fridge. It fits like a glove and looks built in.

Always remember you appraise real property rights.

Leave the rest to other licensed professionals.
