FHA New Construction - fridge not yet installed

If the thing is smoking? I am calling 911.
 
We may need to change the "Websters" identification of a Fridge. Certain refrigeration units as a "Built In", is almost common in today's contracts. IMHO. It's not just a plug and play situation, but a water line, drainage and part of the home automation system. The $ 625. stand alone fridge is gone, as our past values, unless it is a Multi Unit Dwelling. Need to update our collective options. $ 1,500-$ 4,000. units are now "standard" new Contruction options in my market.
I guess each property "Value" will dictate how we value/replacement cost of a fridge.
 
As this is a new home with the fridge in the contract, it seems that the fridge does add to the value.
There's your answer. If you included it in the appraisal, it needs to be installed. Or take the chance on buying one for the owners.

Home builders do anything to pump up their listings' prices.
 
? I have never heard of UW conditioning for an appliance just because it is in a sale contract.-i suppose anything is possible
Yup. Maybe a MA vs. FL thing, I don't know. But here, realtors/attorneys need to be very careful what they put into the P&S because underwriters condition for anything in there.
 
For Fannie Loans, many times fridge and washer & dryer included in sale. These personal items I don't normally include in appraised value.
Used personal property not worth much.......to me.

If traveling far to a new home, then moving the washer and drier, & refrigerator is expensive. You might as well toss them in the sale and go buy new ones when you get there.

Absolutely agree but in the OP's case, if the fridge was included in the plans and specs for the new home, it better be installed before I'd ever sign off saying it was complete.
