There's your answer. If you included it in the appraisal, it needs to be installed. Or take the chance on buying one for the owners.As this is a new home with the fridge in the contract, it seems that the fridge does add to the value.

Yup. Maybe a MA vs. FL thing, I don't know. But here, realtors/attorneys need to be very careful what they put into the P&S because underwriters condition for anything in there.? I have never heard of UW conditioning for an appliance just because it is in a sale contract.-i suppose anything is possible
If traveling far to a new home, then moving the washer and drier, & refrigerator is expensive. You might as well toss them in the sale and go buy new ones when you get there.For Fannie Loans, many times fridge and washer & dryer included in sale. These personal items I don't normally include in appraised value.
