Are the data and analysis, including the individual adjustments in the sales comparison approach, complete and accurate?
YES or NO.. If YES, provide a brief summary. IF NO, explain.


as a reviewer, I am not going to dive deep above into why a 1k FPl adjustment might not be accurate. I personally would not make that adjustment, but a review is not asking us what we personally do. If I mentioned it, I might say, " The OA made a 1k FPL adjustment which might be difficult to extract out such as mall amount, however it is too minor to mateailly impact results.
Which is something similar to what I said.
Are the comparable sales selected locationally, physically, and functionally the most similar to the subject property? YES or NO
If yes, provide a brief summary. IF NO, provide a detailed explanation of why they are not the best comparables.
They were outside of the neighborhood boundary in the oa. What do you say?

There was only one comp in the oa from their delineated neighborhood. The comps they used weren't "bad". The whole report was a cluster. Would you call a 20 year old home that you say has an effective age of 20 years a C3? Sounds like the textbook (UAD) definition of a C4. You think I am focusing on minor tems. I look at the report as a whole. I just post a number of what you call minor items to give an idea of how much of a cluster the report was. I ended up using 2 of their sales and 2 of my own. Including a dated sale in subject's subdivision. The subject was almost 3500 sf. The very upper range of GLA for the neighborhood. So sales were limited no matter what.

I don;t understand it - you say now you used 2 of their sales and 2 of your own - in what? a grid? We uusaly grid other sales if we disagree with their value -

There were no closer more similar sales. Except the dated one in subject's subdivision. They had no choice but to go outside of their neighborhood. Like I said in an earlier post. I think the neihborhood boundary may have been a typo or maybe because of this

Every sale was a smaller sf living area except for comp 4- that I do find concerning.
The sales are not that far from the subject, but whether or not the neighborhood is comparable, I can't tell since it's not my area.
The subject has a much bigger lot size, and they should have, if possible, bracketed with a bigger lot size. They gave very tiny lot size adjustments with is odd. This might have needed a comp or 2 further waty but in a similar market area. IDK if such a sale or an older sale cracking sf living area and lot size was available or not.
age adjustment is not always $ fo4 $ so no comment on it-

No water view sale to bracket the subject view?? THAT is what I could focus on, not some dumb FPL adjustment. then they make a $3000 water view adjustment - stupid.

I have no idea if I would have agreed with the value it is not my area. But I would have looked hard to find better comps, to bracket the subject water view, lot size etc but them on the grid, along with a couple of the OA comps and seen what value was developed to see if I agreed or not agreed with the OA value -

Once I can see your report, I'll have something to COMPARE the OA to....
