The Appraisal Foundation’s Appraiser Qualifications Board (AQB) has released a comprehensive First Exposure Draft of Proposed Changes to the Real Property Appraiser Qualification Criteria, alongside several related Concept Papers, which will fundamentally reshape the future of the appraisal profession.



We urge every Licensed, Certified, and Supervisory appraiser to review these documents and submit your feedback to the AQB. Your input is critical to ensuring the final rules reflect the practical needs and standards of appraisers here in North Carolina and across the country.



Key Proposals Requiring Your Review:

This Exposure Draft addresses significant barriers to entry and proposes new educational mandates. We need your feedback on what should be kept the same and what must be changed before the final vote:

  1. Removal of the College Degree Requirement: The AQB proposes removing all college-course and degree requirements for the Certified Residential and Certified General classifications. This is a major step toward lowering barriers to entry.
  2. New Required Education: Elective courses are being removed, and a mandatory new module, Market Data Analytics Applications and Case Studies, is proposed for the core curriculum to strengthen competency in market analysis and statistics.
  3. Clarification of PAREA Credit: The draft clarifies that completing an approved PAREA program will satisfy the full hour and minimum-time experience requirements for the corresponding credential level, removing ambiguity for states and participants.
  4. Concept Papers on Alternative Pathways: The AQB is also seeking comment on concepts like a Skills-Based Examination Pathway and an Examination Only Pathway for licensure. This Concept Paper is critical because it outlines the AQB's initial thoughts on creating a path to licensure that relies solely on a comprehensive, high-stakes examination, potentially bypassing traditional education and experience hour requirements.

Those in the appraisal industry has seen how income has declined from the heydays.
Unless one likes appraising like I do, I can't imagine why young people with a college degree would want to be an appraiser. The long term commitment in "internship" is a money loser.
Thus, a lower entry standard is needed to at least bring in high school graduates to increase number of appraisers and keep appraiser fees low.

There is no future for residential appraisers unless the fees increased to keep up with costs and inflation which I wouldn't plan on unless I'm missing the bigger picture.

Glenn, I love you man *BUT* - you are starting to annoy me with these posts. By that logic maybe we should have just stayed home and played video games all our lives.

Well, I’ll be damned, they did spend the first 15 minutes of that meeting congratulate each other on what a great job they’ve been doing. You should look up those names on LinkedIn, this professions in a lot of trouble.
