Nothing new there. A lot of people in this world will go along to get along. They don't care what's right.
 
the realtor was stupid telling you what was going to happen. having not said that, you would have taken the picture. around here you can't test it in the winter cause it be to cold.
i like the take picture after settlement, lender has all the flexibility to hold escrow. but i'm not sure the lender would like the reason for doing that. however, it can't be an expensive neighborhood.
the people taking it are professional if the got it out of the surrounding bars.
 
Theft of HVAC units is VERY common in the Austin, TX are where I live and work, I have had PLENTY of lenders agree to let me go back to the property AFTER it has closed and sometimes the new owners are already occupying the property, ask the client/lender who you are completing the appraisal for if that's an option.

I have never even heard about this happening in Austin.
 
I would not want to move to an area where units are stolen that frequently, even from under cages.

No one wants to alert lender because then it looks like they are reporting crime statistics and being biased.
 
Years ago when poultry farms were being abandoned, thieves were stripping the wiring out of farms, stealing the entire generator. I know a church that has lost 3 catalytic converters over the past year and even when they caught the thieves the cops did nothing...or at least the courts didn't.

Native Austinite, and been working in appraisals for the last 4.

I have been appraising in Austin since 2001 and believe me, it happens, ESPECIALLY in new construction tract subdivisions in and around Austin.
 
It will get worse before it gets better. More folks out of work, crime rises.....just the way it is everywhere.
