FHA offers a 203(k) program where you can finance the purchase or refinance of a property and include repairs, updates or modernizations in one loan. If your loan officer hasn't already told you about these programs, ask them. It may be a good option if you have repairs that need to be remedied to pass an FHA appraisal.Thank you! We have water base board heat at it we be replaced this year. We did run out of propane, so the furnace will not ignite the gas because of lack of fuel. It will click to start. I also drained the water out because we got below 0 temps.

FHA is the only loan we qualify for.
That may be a problem because I think they already know they don't have that heat source.get a home inspection done, preferably by an inspector who is familiar with FHA/HUD work.

I'll keep it simple and just spit facts.
Wife and I have been living in our home for 13 years now.
We had a land contract for deed from her dad.
House was built in 1880.
He passed. No life insurance.
Lost the contract somehow.
We must buy the house at autiters price.
We just signed paperwork for the FHA loan.
Mortgage broker, person helping us with the mortgage, stated that we must pass FHA appraisal.
We are currently working on the house as in renovating it.
There are some issues with the house, but it is livable and safe.
Do any of you have advice for me so I can fix any issues?
We do have a heating system. Just we don't have fuel right now. As for 0 degree weather, the house only gets about 50s. I can't believe it either.Put 0 degrees where I live. You better cut the water off at the main water meter and hope you survive it. Open all your faucets after you cut the water off at main water meter. Plumbing codes are different depending on where you live. They have to bury the pipes deeper if your outside temp gets to 0 degrees outside. You have to drip faucets and open cabinets and relieve any pressure that will bust the water pipes. When water freezes with pressure on it, it expands.
Fill a plastic bottle with water and put the cap on it. Put it in your freezer. It will bust the water bottle. It will bust steel if that water don't have a way to escape when that water pressure increases.
When you drip a faucet, it creates heat in the system because the water is running.
It releases the pressure in the system. This person acts like they have no heat source. Forget FHA.
Maybe 203(K) like someone mentioned. Call HUD.
They may have a local option in their location that can help them get a heat source.
