First time with FHA

Do have any advice? I can take pictures if you like.
my prior post, unless you are too cheap or financially poor to do this. Except for cosmetic stuff i don't advise on personally uninspected things.

Call an appraiser in the area. They will walk thru the house and verbally tell you what is needed. We can kinda can generally tell you, but this house is apparently a fixer upper, which is whole different issues. You don't need a report if your questions are only FHA repairs specific. And it shouldn't cost you much to do it. And they might have some good repair suggestions about doing this, or that.
If you miss something, you would have to pay a reinspection fee anyway. Good luck, you have many issues to deal with. Long time appraiser will have seen everything and is a good source of fix its.

It's going to depend on the appraiser. They are supposed to inidcate whether the equipment is working or not. Some appraisers don't actually do anything more to check than noticing that it's cold outside and warm inside.
 
Just wanted to thank everyone here. You folks sure did calm my soul. First time buying a house and having the unknown, which I call the gray, is nerve wrecking. We just signed the purchase agreement and now must have a good/passing appraisal. I must keep the faith and do His will. Thank you all. I'm sure I'll have more questions.:giggle:

So I gather you are the seller if you just ran out of fuel.

You said we ran out of fuel. That sounds like you are not the buyer. I think we locally are reaching close to 0% degrees locally this week. Might be bad situation without heat source.
 
A whole town in NW TN has been flooded and rescue crews from all over West TN are trying to go and rescue whoever they can. Now they are fixing to get 0 degree weather and some say 5 inches snow tomorrow.

Rives, TN. Obion County. It is true. A levy broke. One or two highways are shut down. The Obion River got nasty. Like 6-8 inches of rain real quick.

They have areas nearby like schools where they are housing people and giving them food and shelter. It is bad.

I think most counties in West TN have sent their rescue units there. Not good situation with water in your house and no heat source and no electricity. They had to shut the utilities off.

I doubt appraiser will catch it unless you told them. Did you get a home inspection? Did anybody else tell you about the fuel?
