Your mother in law should have deeded the house to you and wife a long time ago. That is water under the bridge. Try any options you can.
 
Another thought. Does any organization like habitat for humanity work near you? I am not sure that would work because it seems like your mother in law does not have control over the property anymore.

You definitely need to look at getting rent assistance if you have to move.
 
I understand now. The State is basically the seller on the house you live in.

Does the State have any special loan programs that might help?
I don't know. He mom still owns the house, but the state can take it if she goes into a nursing home.

Okay, I thought she was already in the nursing home. That's good. You just need to talk to your banker about your options.
 
Make sure you tell your banker everything you have shared on this thread. Okay?
 
Your banker may refer you to some other professionals that may be able to help you. You are in a tricky situation if you think she is going in nursing home soon. 203K may be your best bet. I don't know.

You have shared some things here, but when it gets to making a mortgage loan, there are many things involved with a 203K

We are not allowed to make comments about the disabled. There is a government agency that will fine you for making it difficult for a disabled person to post. It's sorta like a curb cut, the Zoe 1 line a post. Makes it easier to post if you are dyslexic. And i have a degree in special ed, i can make that statement. However, many people who have dyslexia are somewhat smart.
