I can't imagine why. (Not?) "Hop, pop and drop" is the mortgage guy's perception of what happens when the number isn't hit, isn't it? It's of interest that the writer of the article was (is?) communications director for a la mode. It's also of interest that the "hop, pop and drop" accusation is in a paragraph in which the first sentence reads: "But for every mistaken inclusion on a list, you are likely to encounter justifiable inclusions or inclusions about which opinions may differ." Parse it as you will, but it sure reads to me like accepting an assignment and completing it without hitting some result is reason for a "justifiable inclusion" on someone's do not use list.

I wonder what he really thinks about appraisers not in the pocket of loan brokers.

That is what torqued me off. It was irresponsible reporting to have connected it like that and not to have clearly outted the mortgage broker for those statements.
 
I don't push value so I have no idea what I could have done wrong. There is a possibility that I could have made some minor mistake in a report - because I am only human! But what, I do not know because they won't tell me

It's more likely that a reviewer being paid $100 made a major mistake, rather than you making a minor mistake. I don't know what to tell you except to contact everyone you can at the bank, demand to know where the issue started, and contact that company.

I was also wrongly blacklisted by Fagstar and will gladly participate in any litigation involving them. Mrs Mark Liley or whatever her name is can KMA along with the whole dam slandering, pompous, BS company they are.

I'll go to Troy - but I ain't going until at least June - its b cold up thar!!

contact the state

you should contact the State of Minnesota and initiate a complaint. I would over-document the condition of your property, your comps and the reviewers comps. Lay it all out in a professional but not whiney manner. You may be out of luck with Flagstar but you can nail the reviewer to the cross. The state should have the power to require Flagstar to turn over their documents including the name and license of the reviewer. Take your time and work with the state to hang this guy.

I think this thread is a great example of how most so called chief appraisers are not very influential within their banks. Many of them are just window dressing. They write procedural manuals, but have no say on if they will be folowed or enforced.

This is a classical Production versus Quality Control battle that goes on in most industry. My speciality in this arena is aviation manufacturing/repair. There really is little difference between loan making and aircraft building/rebuilding/retrofit.

Simply file a complaint with the PRETEND IVPI (ind valuation protection institute).

Someone most likely affiliated with Big Bank or AMC mostly owned by big bank will gladly get back to you via canned email!

Or - overseas phone rep named John (real name too hard to type) will be glad to handle all your questions and concerns and will ultimately be UNABLE to handle anything you called about!

Remember, its only PRETEND...as you may have more success contacting Harry Potter to cast a magic spell!
 
i had something like this several years ago from chase. i was crushed. in talking with more and more appraisers i find that this happens to a lot of good appraisers. i did make a call to chase and they basically said oh well. and i said, isn't there something i can do, a lot of my lenders use you guys. can i have a discussion with someone cuz the review info is incorrect. and they said "no" . this seems ridiculously unfair i agree and i am not sure how this is okay at all!
 
Flagstar - Same basic thing

Your Flagstar story is very similar to one I just ran across with one of my colleagues. Flagstar had 2 review appraisers do a hatchet job. The reviews were awful and biased toward shredding the Original Appraiser (OA).

This is not good business by Flagstar. There are some other lenders (Chase) using similar tactics. It appears to be the latest trend.

Good appraisers need to band together and get a voice to fight this. To you Weasal Review Appraisers, pack your lunch. The bad Karma will come back double on you.
