And i am changing the answer to B. Professionals receive compensation, amateurs do not.
 
Ok law man. What about their other laws like speeding, antitrust, or any other state laws?
I guess we'll have to throw out all the questions of every test because we're not lawyers, therefore we can't really know if they're legally permissible...we're not lawyers.
Oh crap, appraisers can't do appraisals anymore because how would we know if they are able to legally build there.

I didn’t know the state appraisal test was a scavenger hunt. I thought the answer to the questions should be clear in the qualifying education. I would love to know the qualifications of the person who developed that question and their basis for developing it. Like what qualifying education source they used.

In some ways, it’s telling appraisers there is a whole world of business on the legal side. Like what if that hardware store owner is as incompetent as my dog.

None the less, I would like to know the qualifications of the person who developed the question and their qualifying education source or other motivations.

I can still hear the lawyers objecting. Can you imagine the cross examination of the unlicensed estimate guesser. I'm betting a lot of CGs would eat him up.

It pits appraiser against appraiser sometimes. But not really against each other because the court or judge decides.

Getting the business will require a shift in appraiser focus from calling on banks to calling on homeowners, buyers, sellers, lawyers, etc.
 
"D" was the only logical answer because it clearly stated the court ordered or allowed the unlicensed person to do the evaluation - Everybody is playing lawyer but judges and courts make decisions everyday that may not follow the law OR at least how we interpret it and that's why there are appellate courts- I can list off many laws in California both State and Federal that are broken every day by judges , law enforcement and government agencies. The only Judge that cares about USPAP is an Administrative Law Judge which hears cases where a State Licensing Board is trying to hang some appraiser otherwise each Judge can and does make their own rulings ( legal or not ) ***
