This is just getting more ridiculous........after several more nastygrams and messages, this from her manager.

xxxxxxxxx. We are having another appraiser get us the value that we need. Unfortunately you could not find a way to get us the value. That was disappointing xxxxxxx
 
Next question is how is he going to get another case number and explain to HUD why he needs it? I am seriously starting to wonder how often this goes on.

Unfortunately, Kevin, I have a sinking feeling you are correct. This whole thing is making me sick to my stomach. We all know, have known, this kind of thing goes on all the time. This is the first time I got it in print and voice and so blatant. And I honestly thought HUD had SOME safeguards in place to stop this kind of garbage.:Eyecrazy:

PLEEEEASE tell us that you are going to report these people ASAP!

Not only report them, but hell, have your attorney send a notice that you are going to sue for defamation of character!!

All I can say is such clients are Not For Me.

What these fine people do in the case of a low appraisal for FHA, is to fail to log your report. Then they tell HUD some false story about how you went on vacation, broke your leg, whatever. They claim you didn't finish the report and have the case number assigned to a new appraiser. Just as easy as round filing the low appraisal for a conventional loan, isn't it?

I swear the only way this crap will stop is if we submit our reports directly to FHA, and bypass the lender altogether. How hard is that to figure out? Why hasn't FHA demanded this before?

Well, silly me......here I thought FHA was at least trying to be vigilent. Your idea is perfect - and way too simple. By the time they get around to demanding it, they too will have millions in foreclosures.

I've notified the powers that be who could do something and have saved all communications. Next step is to put it in MFW because it looks like it's going to go through the system $30k or better higher than I appraised it.

And yes, Couch - they don't NEED to bother blacklisting me (although I'm sure they have) - they have shown their colors and I'm done with them. I have only completed maybe 8 reports for them over the past 2 years and never had a problem. I hate firing clients in this market, but I don't need this kind of nonesense and I don't want to be associated with this kind of client. Obvious from all the emails and messages they don't care that they are pushing through an over-valued property and putting a borrower in upside down. They only care about the commission. I am very sure of my value - someone is going to have to lie to get the value they need. A difference of opinon of value is one thing - $30k is something more than a difference of opinion.

You have it in writing. Get them. Find someone who cares. In some states (Ohio seems to be the best) they would get a $10,000 fine.
