Lets fact it. Clickforms and ACI are such minor players that the impacts made by alamode would be felt to an extent that the GSE's would be forced to roll back their requirements.

If you are suggesting that Clickforms and ACI would suddenly become rich with new appraisers over night... That just wouldn't happen. The response would overwhelm these players if that happened.

Alamode would create a ripple that would be effective and put the power back in the appraiser's hands for decades to come.

I don't think the code was secret.

But nevertheless. Why did the software providers simply conform?

They can still make the decision to QUIT today.

Yes, the licenses to provide the code to the GSEs are limited.
Perhaps they did not quit for the same reason you did not quit appraising for GSE work.

You do realize that many major player AMCs "require" their appraisers to use ACI or to convert their appraisals to ACI files through HotSpot or whatever it is called these days?

Oh, and you are nuts! Alamode provides appraisers with software that they need and informs them of the deficiencies of Env and XML files every time the appraiser chooses to send an appraisal in that format. They allow it to be converted because their appraiser customers have a need for it. They have tried to be advocates for appraisers, but even they realize that appraisers are too weak as a group to do anything but conform.
 
The appraiser never had a need for it. The GSE had a "need" for it and once again it was the responsibity of the appraiser to pay for it. Why didn't the GSE's pay for it? If its a government mandated expense... Sounds like the software companies were TAXED.

The GSE took advantage of their quantity of work to PRESSURE us into compliance. No big deal really except that now the compliance they demanded is being used AGAINST us and we are getting absolutely no royalties from the use of our cumulative data.

Alamode could stop this tomorrow and the GSE's would be forced to comply as RIGHT now they are dependant on us. In a couple years they will not be.

The GSE's would shut down if alamode did this. ACI and Clickforms would follow suit. Even if they didn't the action would speak so loudly that the GSE's would respond so quickly as to make their software useless virtually overnight.

The GSE's would respond within 24 hours.

You have to submit an XML to the hotspot for it to work.
 
Feeding big data is a major reason the GSE's need fresh appraisals. :)


You may be right. But think about this. When you buy a used car you look its value up on KBB. The dealer has a black book. Those numbers are pretty much gospil. Sure, you might have a change in REAL market data, but the numbers in those books have a HUGE influence on the actual agreed price between buyer/seller. Agree?

Now think about realestate. Do you want a blackbook telling you to add $1500 for a privacy fence and deduct 1%/year for non-new HVAC and add 4% for this school district and substract $x/mile from the local mall.

This kind of big data will influence the decision making capabilities of the free market. Once you get those decisions based on Big Data "market" factors you will no longer need fresh data as the market value will be dictated rather than opinionated.

The "fresh appraisal" need is temporary. This is just them saying that the machine isn't quite ready to be full-on. This is exactly why now is the time for alamode to step up and pull the plug.
