What was not done:

Extraordinary Assumption: Due to the client's request for an appraisal of the subject without a complete inspection of the property by the appraiser, the subject is assumed to be in habitable and marketable condition, with no faults or defects and similar to other substitute properties offered to the market or recently sold.

What do we have to sign before we can do these things, I'm in baby? When was the last time you got an offer for a desktop or a BAC? (don't ask, I don't know)......we can crank these out in "no more than 45 minutes, that's what all the other appraisers are doing;)" It would be like throwing darts at a dart board with a blind fold. I know where the dart board is from when I put the blind fold on. But if I miss, I lose all by myself. Very fancy report, eh? How the hel- are we going to get pictures of the top of the house like that? I mean really, what's next?

Hey, I don't doubt that some lunatic bent on changing the way things are done is out there somewhere cooking up another way to take over the valuation world and make a poop load of money by using the mass, but it's not going to be within 5-7 years. There are way too many MORE opportunities for fraud, etc. But then again, nobody seems to really care about that unless it stomps up behind them and smacks them in the back of the head or if it suits them and there objective (right or wrong).

 
This model will have major implications on the industry. Nothing like Zaio... and anyone that has taken classes in statistics in college will realize there's a lot of truth in the regression analysis models they're running. I can't wait to monitor this thread over the next 10 pages and the negative banter. Anyone with half a clue needs to realize this model will HAVE an effect on the industry. This is a ramped up version of the County Assessors valuation model. If I was staying in this industry long term, I would be worried about fees as an appraiser on this model (the accuracy is going to work itself out).

The New Licensing requirements, Forsythe Appraisals, AVM's, AMC's, HVCC, BPO's, NAR, ZAIO, and on and on. The list of possible things that will lead to the extinction of residential appraising is long and continues to grow. I think the real plan is to make us all so miserable that we all say "the hell with it" and abandon ship. I am betting when the economy turns around, many will do just that.

Do they pay more than $105 for a 1044; that is the fee the William Fall Group pays their appraisers for a 1004 in my area.

Ms. Trice favors AVM's because she used to run one years ago. She stiffed me for several fees at that time.
 
And it doesn't surprise me that an MAI would say that appraiser's days are numbered since MAI and the Institute itself despises residential appraisers.
