What was not done:
Extraordinary Assumption: Due to the client's request for an appraisal of the subject without a complete inspection of the property by the appraiser, the subject is assumed to be in habitable and marketable condition, with no faults or defects and similar to other substitute properties offered to the market or recently sold.
What do we have to sign before we can do these things, I'm in baby? When was the last time you got an offer for a desktop or a BAC? (don't ask, I don't know)......we can crank these out in "no more than 45 minutes, that's what all the other appraisers are doing
" It would be like throwing darts at a dart board with a blind fold. I know where the dart board is from when I put the blind fold on. But if I miss, I lose all by myself. Very fancy report, eh? How the hel- are we going to get pictures of the top of the house like that? I mean really, what's next?
Hey, I don't doubt that some lunatic bent on changing the way things are done is out there somewhere cooking up another way to take over the valuation world and make a poop load of money by using the mass, but it's not going to be within 5-7 years. There are way too many MORE opportunities for fraud, etc. But then again, nobody seems to really care about that unless it stomps up behind them and smacks them in the back of the head or if it suits them and there objective (right or wrong).
