Found a little jewel while doing light reading

We sued the Mortgage company, even though the LO spent our fees on his child support. This was a local MC we sat in their offices in the begining (very cordial and friendly, face to face, hand shakes the whole 9 yards) and spelled out we do not get taken for a ride easily. We won in court, hands down. The owner of the MC even afterwards asked me to help him to sue the LO. Recieved the full amount plus all my court costs. Have not spoke with them since and found out they closed up shop. Don't be the last one standing in line when these companies fold. And dont blame urself to badly. We all learn lifes lessons, hopefully, and this was one of those. It has helped us to tighten up. We are firm in our "Pay at the door" policy. Don't be bullied, stand your ground save e-mails.

Section 2-13 APPRAISAL AND INSPECTION FEES. The lender is responsible for
collecting fees and promptly paying appraisers and inspectors.
 
Here's what I do.....type a nice letter to the borrower....say that you will be taking the loan officer and the mortgage company to small claims court since you have yet to be paid for the assignment....NOW add....the borrower will receive a supoena to appear in small claims court (during the day-lose a days work) ) to prove that they did indeed let you into the dwelling. See how fast that borrower tracks down the LO and/or the client and statrs screaming and yelling....the check just seems to follow.
