Since the supervisory appraiser is Certified and will be cosigning, I don't think that the transaction limit applies.

Oh my goodness!!! I relatively new poster that already understands the difference between competency and scope of practice matters under licensing!!!!!! And doesn't take offense over somebody mentioning scope of practice.

Be still my heart ... A person that actually paid attention in USPAP and other continuing education involving administrative powers? This is a rare day for the forum! WE should all sing and march around waving something.

But I think you made an extraordinary assumption in correlating my lack of posts (I am an avid lurker) and lack of time on this forum (18 months) with being new to appraising (I actually have 6 years experience).

It was just refreshing to read somebody take the comment as it was intended for a change, to be helpful. Not to insult anyones competency. But then, when a person toots with their nose out of joint about "having their competency questioned" over a scope comment, ... they sorta publically provide something a bit negative about their competency in the process. As just how "competent" is any appraiser that doesn't understand "competency" issues versus "scope of practice" issues in licensing? Something that seems to be a reoccurring theme on the forum, appraisers that are ignorant regarding scope of licensing and what it means. But then I am sure that is why the Oregon appraisal board used to nail quite a few appraisers for being out of scope of practice under the appraiser's license. They probably still do.

So yes, I still feel like singing and marching!
