The fact a comp today is under construction (and was only closed sale six weeks ago) doesn't mean I not only have proof I was there after the sale, but whether it "represents" the sale or not, it is useful to know why it was my cheapest sale, even though newest house- it had problems. It is getting a complete make over, enclosing the 1 car garages into additional bed and bath (it was a 2/1 each side duplex) and adding 2 car garage. Income will go up a couple hundred dollars per unit, enough to service the cost plus some.

Funny that in 1995 no one had the excuse the traffic was too great, people were in the yard, I didn't want to go back....

If you are cutting corners there, I bet you are cutting corners other places too...is it really that hard to just say what you've done and do what you've said? You don't get to decide which client requirements you feel like completing and which ones you don't. You've certified something with your signature, that should mean something to you.

Go ahead and list them big shot. I'd put my resi reports up against yours and feel quite comfortable about it.

Any holes to pick apart in your reports? You certified to a whole lot of things as well.:oops:

You are still a liar if you are signing that you are doing something that you are not doing. Who's the big shot, you apparently are above all of us since the rules don't apply to you and you just do whatever you want in your appraisals. I would have much more respect for you if you told me I don't shoot my comp photo's but I disclose that in my reports. Then your client can decide if Mr. Big Shot appraiser who drove by this comp 3 years ago but not in conjunction with this current appraisal has met his signed certification requirements.

As far as holes in my reports, I'm not arrogant enough to claim perfection like you.

You called yourself out as a liar when you came on here bragging that you don't need to drive by your comps because you know every intimate detail of every freaking house in your market area and once three blue moons ago you did drive by it so that's good enough. You know that's not living up to the certification you are signing in your reports, you know that does not meet the standards your clients expect when they read that you have inspected your comps from the street, you know that doesn't meet the test of what your peers are doing. So I'm not calling you anything, I'm just re-iterating what you've said about yourself. And yes, I am a little fired up about this issue! I drove 40,000 miles last year shooting pictures of gates and driveways and trees because I'm honest and believe my certified signature in a report means something.

Doesn't change the fact that if you are appraising with that form for Fannie you are certifying certain things. To say those things are not important to me personally is beside the point, you sign it you own it. Anyone signing those certs and willfully and purposefully ignoring them in my opinion is cutting corners, lying and unethical.

You really don't get it. Words matter, certifications matter, honesty matters. My business has been built on those principles and I'll put my tax returns up against yours any day of the week. My business is doing just fine, in my opinion, precisely because I drove those 40,000 miles in service of honesty and integrity. You build your business on cutting corners if you like, that may work out for you just fine, lot's of crooked business' do very well in this country. I feel better about they way I'm going about it though...
