Wow, what an insightful presentation, lots of data, plenty of analysis and a hefty batch of prognosis. Without a doubt, there are locations in the country that have much more drastic statistics....more than other areas. If only he had expanded more on the flagrant abuse of "concessions and incentives" and how the false representations of selling "price" in database records have poisoned so many marketplaces.

There is one certain and overwhelming thought that rings so true throughout the latter 2/3's of his presentation. So many of us here have been saying for so long......to so many of "them" out there......that the industry was on the road to a massive We-Told-You-So. Ignored, shunned, rejected. The years 2004 through 2006.....that interval when many of us experienced progressive declines in our incoming work load, as alternative and newly-hatched individuals and other alternative valuation practices became favored instead.

I knew it, dang it......if only I had been willing to do free comp checks, pre-report value hunches and property conditions before completing the report, and accepted fees that were deplorable ! Perhaps, the three most destructive personal business decisions that any self-respecting appraiser could have been making......
