Let me add EVERYONE in any RE field should attend this seminar.
 
I see this in almost every field review I do. The subject is described as average construction, average condition. No mention of upgrades or repairs. Yet they use the three highest comps in the neighborhood? Should not the comps also be more towards the average?

If the subject is one of the nicest homes in the neighborhood, then describe it that way. Let me know why you chose the highest three comps. If it is average then I would expect to see comps pulled from the average price range. Or at least adjustments made on the higher priced comps.
