Functional Obsolescence on Outbuilding

I've been taught that an item is functionally obsolete when the cost to replace is more than its contributing value. Are there other reasons why an item can be functionally obsolete?
i would think that you should first think functional utility before functional obsolete. i live in a row home, but i could find uses for it.
 
I know a guy that has WELL over $100K in a new 40' x 60' barn. It is VERY nice.
Yep, I appraised one that had central heat and air, a restroom and office (finished out) and the floor was coated with a TUFCO resin industrial floor (he worked for them.) Overhead door, GDO, finished interior, insulated, etc. You can spend some bucks on it. I know a guy also who built a 1 bed apartment in his shop when single. He remarried and built a new house on the lot next door (he owned a number of lots there.) The shop is great and he can spend the day in the apartment without tracking grease into the house, etc.

That honeymoon didn't last long :)
 
Storage shed, workshop, rumpus room. Find one like comp. Dam. Yesterday wiped me out. Worked 8 hours straight. Today is going be tough. We are all going till 10pm. Funeral to go to on Saturday so it is my 1st day off this year. I should have moved to Hawai'i when I had my chance.
