Just put the word "functional" on the line Fern or you could do what I have seen numerous times use the bedroom count. But we all know you had already decided before you started the thread

I think he was suggesting 'normal' as a possible alternative to 'average'... But in response to the association with the Fern - ABSOLUTELY.

Since I narrate, it's "no negative functional issues noted with the dwelling" or, "The dwelling is super-adequate compared to the subject", or The dwelling has functional inadequacies which I have adjusted for." etc.
