He states: If you post a "rule' or "technique" and fail to post the source proving that it is acceptable It will be deleted.
Someone needs to post the following on the split foyer page:
FNMA states, "For consistency in the sales comparison analysis, the appraiser should compare above-grade areas to above-grade areas and below-grade areas to below-grade areas. The appraiser may need to deviate from this approach if the style of the subject property or any of the comparables does not lend itself to such comparisons."
Robert, please (per your own rules) post the rule where appraisers are not allowed to deviate from comparing the lower level as basement if it is on grade when it does not lend itself to such comparisons with that type of house. If you can't, please obey the forum rules and delete your posts. Thanks.
I posted two sources for something today, and he deleted my posts - and all I was doing was posting the source for someone else.... I just looked at it and after every post - he comes on posts "state your source."
