Geo Competency.30 mile rule, really?

The Virginia Eastern Shore is approximately 65 miles long and, in the area of Quinby, about 11 miles wide. Quinby sits on the east coast, just about smack dab in the middle of the 65 mile stretch. Virginia Beach is about 50 miles line of sight south of Quinby.

Per the ASC Registry - the number of Active appraisers located in Quinby, VA is 0. Searching in the larger towns on the Eastern Shore from south to north, in Cape Charles there is 1 Active appraiser. In Exmore, there is 1. In Onancock, there are 6. In Hallwood, there is 0. In Oak Hall, there is 0. In New Church, there is 0. In Chincoteague, there is 0.

The pickings for appraisers within 30 miles of Quinby are pretty slim. Given that at least a couple of those appraisers listed may be commercial only and a couple more may not be practicing, although still Active, the pickings are even slimmer.
 
30 mile rule from what? Office? Home? Primary coverage area?
 
home or office, wherver you practice from. Am sure in different areas it could differ, how could they have that limit in spread out areas .
 
If they're worried about appraisers missing relevant data, why don't they just require appraisers to have access to the local MLS databases? Identify the niche markets that require more restrictions than that individually and as necessary.
 
My county of principal operation here in Oregon as large as the whole of Connecticut. 30 miles is the 'burbs around here.

Must one be a "member" to have have "access." What does "access" mean? Can I pay someone to provide summary data of sales based upon search parameters I provide and then provide specific sale data based upon my selection of sales found within that summary data? Could I even pay that person to verify the sales I select from that summary data?
 
There are plenty of places in Nevada that don't have any appraisers that either live or have an office within 30 miles. Esmeralda county has 3,589 square miles and no appraisers.

And that's been the case since the beginning of the profession, it's only an issue now because Realtors believe EVERY contract EQUALS market value.
 
When I was a residential guy working the Northern Virginia area, I belonged to the MRIS MLS. Besides Northern Virginia, MRIS covered MD, DC, and parts of PA and WV. It is the largest MLS system in U.S.

I readily admit that my simple membership in an MLS system with a wide coverage area did not infer geographical competency over that entire area.
 
LOL - so I still don't understand where the 30 mile thing comes from. I see it around here from time to time and would love to know how that number came to be accepted by at least some.
