Geo Competency.30 mile rule, really?

What committee decided it?

Drive 30 miles you are competent; drive 30.05 miles, and you are not.
 
There are plenty of places in Nevada that don't have any appraisers that either live or have an office within 30 miles. Esmeralda county has 3,589 square miles and no appraisers.

Those Alaska appraisers probably say "meh."
 
30 mile competency rule is stupid. I used to live at the end of the Peninsula in Door County (a rural high end recreational area). For me to go the other end of the Peninsula was 55 miles. Now I live 18 miles further to the south when we moved. That 18 miles difference didn't make me more competent in the county.

By the way I worked for one AMC that required that and waived it all the time. In fact I appraised 7 counties in NW Wisconsin and Eastern Minnesota for awhile. They wanted me to do everything for them in that area, and begged me to drive. Heck some of those areas I drove to were easier to appraise in (less complex) than areas in my backyard.
 
As a default and working with appraisers they don't necessarily know, it might make some sense to assume the limitation up front and then waive it once they get a better sense of what you do.
 
Sounds good for heavily populated urban areas, but out here in the rural some properties do not have an appraiser within 30 miles. The two counties adjacent to mine have no appraisers in residence so we all have to drive 50-80 miles to get to the subject.
 
my license is not pegged to where I live, for this reason. the 30 mile rule is stupid. proximity does not equal competence.

The heck with Proximity when will they learn- Licensed does not equal competence.
 
But Don,

All those Peninsulas around you lets them squeeze that 30 mile rule, cause it's square miles, and, you're out of real estate on the east and most of the west, so just extend it north and south.

The core of the issue. It would mean experienced regional appraiser managers become familiar with each appraisers work. But as in other deficiencies in the system, many of the big box players don't want to spend the $ or time. They want it all generic, automated, and fast, because that's where the profit is. Within that system, they typically may have a mix of marginal, mediocre, and good appraisers . Geo competency to a point does matter, but true competency trumps all. Part of competency is ethics (which precludes number hitting.) It's the last part that RE agents have a self interest in of course.

My point was not to defend the 30 mile rule but to note that some had posted in other postings on this forum, that it was a rule. It is a stupid rule in most areas of the country.

However, to broadcast orders to appraisers when the AMC broadcasting those orders knows nothing about the geography of the area, never listens to the news or checks the weather when broadcasting such orders, to me that is negligence on their part,

The area where this assignment was at is in an area that has no MLS, many if not most listings are open listings, and county records are woeful. Only those who regularly do assignments over there, and several from my market do so, would not touch that assignment for the fee offered. It would likely take about 25% of the fee just to pay tolls and gas cost. And, the fact that a toronado had just ripped through killing and injuring people, could have been known simply by keeping up with the news online or otherwise.

The Eastern shore is a rural, quaint area that I drive through many times on my way to Delaware or Maryland to teach courses. I make one stop there usually for a short break. But, in the past I have covered many parts of the area and have a passing knowledge of the area. But, not enough to do an appraisal there.

Broadcasting orders is a terrible way to do business.

If our governor ever gets around to signing off on the new AMC regulations, at that point I will complain, but to do so now would be a waste of time as the VREAB does not yet have the power to regulate AMC's.
 
Don, I agree that broadcasting orders is terrible, I think it should be prohibited. u
