Getting removed from AppraiserUSA.com

I'm not listed in USA now - I need to have Wayne check the Orlando area and suggest what it the best type of lisitng for me.

But...when I was listed (say '04, part of '05) I received plenty of work - at least enough to cover the listing fee and I was able to turn some comp-checks into USPAP compliant orders. Also, I met quite a few lenders who called back another day.

Try putting "No Comp Checks" or something similar and maybe a bit more professional and/or diplomatic in your listing somewhere. I remember I put "No Trainees" in mine and a few lenders called me specifically because they wanted the firm owner or an experienced appraiser to do their work. So...you never know, but point is, they do read the listing info.

And, keep in mind that many lenders use the list. Some call - some don't.

I just looked at the listings for Orlando the other day - lots of appraisers there, and I may be too late for it to do me any good but I plan to give it a try pretty soon.

I don't always know where the request is coming from... most of my work comes from referrals. I would not consider that source to be free because you have to network all the time to keep in the forefront of their minds. But, nevertheless, it is free in terms on no cash outlay.

Next largest number of jobs is probably a tie between yellow page ads and Wayne's listing. Considering that I'm pretty busy most of the time, I'm thinking about dropping the yellow page ad to save a few bucks... but, not Wayne's listing.
 
Wayne's is the only site I have paided for - I'm in the 3-7 position (or something like that) - but to be totally honest - I have yet to receive a single order (not even a comp check!). I always ask where they go my info. This is not a complaint Wayne! Just stating a fact. Hopefully I will get some calls.

Hi Bob,

I hope you get some too! It does not work for everyone, but it does work for over 90% of our appraisers because our renewal rate is in excess of 90%.

You have had your listing for 3 months and you paid $90 for 2 counties. Hopefully before your year is up you will recoup your $90 and more!
 
Just for my 2 cents I am very happy that I signed on and just wsh I could by the top spot one day. It was one to the best business decisions, I ever made. Have developed for GOOD long term clients from this site.. Yes I would be lying if I did not state I have received some dumb calls and faxes, but Wayne can not block the window shoppers are looking for the one whom will hit their target.
 
I am in the top line of the two counties I service, and it pays for itself within a week of renewal.
 
BTW, comp checks? Just say no. If it is an email request, I don't even bother answering.
 
Do you suppose the yellow pages will refund any money for getting phone calls you don't like?:mellow:

Anyway I get tons of comp check e-mails off my AppraiserUSA listing. Phone requests too. The e-mail gets deleted and the phone calls either turn to actual orders or they don't. Beats the phone not ringing which is the whole point of advertising in the first place.

Oh yeah, I get real appraisal work off the listing too. Repeat clients even.

All in all I'd say Wayne's site has been the biggest bang for the marketing buck I've spent.

I have to get a single request for anything via my free listing, but I love it. My company name is on the internet - free of charge. I will say I have received a few calls from some out of state loan officers, and there is only one place they would have found my number. I orginally had a problem with my listing...I emailed Wayne, expecting to never hear anything again, but I got it resolved the same day.
