i would say that piece reflects an uniformed view. No uber drivers being used here. In fact, those doing the inspections are required to have more formal training on doing inspections than appraisers. You looked at the AQB criteria lately?

I don't know why everyone is pretending to be so shocked by the transition toward mostly-AVMs. As an industry we've been talking about it for the last 20 years. What did you all think was going to happen? As the quality of the info they're working with is getting better the percentage of the valuation problems they can be relied upon will increase.

If we want our appraisals to be judged on more than just the number we need to enhance the type of info that we're providing beyond that number. Consistently. That's our way forward. Claiming supremacy over the machine WRT the number will - in larger and larger percentages of these assignments - become a fail.
 
It looks like someone is not going to win the Valuation Visionary award this year.
 
one day it is the appraisers report is lacking (even though they created it) and the next is we got the good appraiser data. keep spinning. fricken hilarious. :rof: :rof: :rof:
 
I answered the question. I did not say Joan lied. I said she was misinformed. I have known Joan for quite a while. She and I have discussed that particular quote.

Funny how so many rail on Joan when she says appraisers need background checks, but if she says hybrid inspectors need background checks she is spot on. Biased much?

How many of these trained "professionals" are willing to do inspections for $50 and how does this save time, after all, you now have 2 schedules to juggle. One for the inspection and one for the appraisal. And if you vet the inspection to be "adequate" combined with the AVM, do you wait for the results of that inspection before crunching the AVM? Inquiring minds want to know.
