What do you think of these creative ways of advertising free comp checks? Google Comp Checks and you will see a plethora of them... I see now why I sit here with little to do. Recession Depression
About Comp Checks:
We send comps as an accommodation to our clients. The comps we send our clients are based on what we find in the public record to identify the subject property and seemingly, similar sales in the neighborhood. These comps are not exhaustive but simply facts of the market place. USPAP (our guidelines) prohibits appraisers from making value judgments without doing an appraisal. We cannot tell you what the value might be without going through the appraisal process. We generally recommend doing an appraisal if there are comps that bracket the estimated value. We suggest you allow the borrower to check the comps and decide if an appraisal is warranted.

I wonder when mortgage brokers will figure out they are providing sales leads that appraisers are selling to other mortgage brokers?

Those alamode canned sites make me want to puke.
That sample ought to cause a la mode nightmares. :rof: They really should use different filler on their web templates. Something more traditional like:

A wealth of "sting" targets

Any state board worth its salt would sting the appraisers who advertize comp checks.

Like this:

Board investigators contact the comp checkers, asking for the information, including "predetermined value" and / or "value range" indications.

Then, if the appraiser responds in manner that justifies further investigation, the investigator conducts an office visit (audit) to determine if the appraiser has complied with logging the jobs in, opening files and retaining the necessary market data documentation in the files.

Some of those advertizing comp checks may be completing them in compliance with USPAP, but many are not.

Upon imposing any sanctions resulting from the stings, the state board should publish the results in an electronic newsletter distributed to the regulated community.

It would not take very long (6 to 12 months?) for the number of comp checkers to cease their misbegotten participation with LOs shopping for appraisers who will hit requested numbers upon command.
 
Why... I ask WHY... are they then allowed to do this? Can not the local appraisal licencing board call them to the carpet. IF COMP checks are indeed Mortgage Fraud and these people are ADVERTISING this fraud how come this is still going on. I suppose it is like Kiddie **** but from my hours of Law and Order studies..those sites are well hidden. These are easy as a google!
