GSE Waiver & Data Collection Data

I take most of these. The more I use my camera, the less I have to use my pen and pad.
I don't use my phone for photos either. Appraisals don't need 10 megapixel shots. I use my point and shoot camera set at 5 megapixels and go ham on taking photos. I take photos of the thresholds, Cabinetry, flooring, ceilings. I don't know which knucklehead contractor thought it was a good idea putting wood / vinyl click flooring in kitchens or baths. One sink or commode overflow and the stuff is warping.

If it's a large house, I take a video walking through it calling out each room as I pass it. My old supervisor used to get so pissed at me..... then after I saved his bacon a couple times in those Holmby Hills homes.... he left me alone.
 
You take two different view photos of every room, and all mechanicals including the electrical panel?
a national AMC is now requiring pics of every plumbing fixture.

The say while Fannie and Freddie does not require it a lot of their investors are.
 
At 24 years old i would set up a three person assembly line and knock out ten
a day..while trading stocks and playing video games..hell if a president can run a Nation on auto pen , my digital signature can be used by my two assistants ..lol
You just described John Liss except 50x volume and he doesn’t even have to sign.
 
I take a lot of photos. Anywhere between 60 and 200 photos per workfile. Usually between 80 and 100 including 10-15 comp photos.

Yep, when they know a property shouldn't appraise for the contract price they bring in a PDC, hope they "mismeasure" or something to boost it up.

If agents are doing PDC's. How many do you think are using runners for these inspections? I know agents that have others do almost every task except collecting the check. I almost said "hanging the sign." but I know some have runners doing that for them.
 
Are the GSE's doing anything to curb the junk fees that are associated with use of AMCs?
No. GSES could fight for separation of fees on truth in lending disclosures for public trust, however...................................The rest of that story is really deep.

Did I stir your interests in how deep the story is?.......................
