All those unlicensed people out there now performing appraisal services. Quite amazing when you think about it. All pushed by folks whose licenses require them to uphold the public trust. no idea how appraisal organizations allow them to keep their designation or appraisal boards Allow them to keep their licenses.

A real low quality profession run by real low quality individuals at the top.

Field appraisal work. Think about all the analysis and opinions that are developed during an appraisal inspection. Measuring the property? Hopefully we aren’t relying on our phones to measure homes. Every cubicasi sketch that I see in the MLS is wrong in the 5-10% range.

What about how many appraisers got disciplined over the years by sending runners out to properties. It’s absolutely an appraisal activity and should be treated as such.

The property inspection was even written in black and white in USPAP for the first 10 versions of the book I had as an example of an appraisal service that must be performed by an appraiser.

What about them? Their primary USPAP violations in those cases were (1) not following the agreed upon SOW and (2) creating misleading reports by lying about having inspected.
None of those cases cited lack of inspection, in an of itself, cited as the USPAP issue, because inspection is not, and never has been, a USPAP requirement.

In a hybrid, the lack of inspection is included in the agreed upon SOW, and the report communicates what was and was not done. Not the same thing at all.

There has never been USPAP requirements to physically inspect property...lmao

How many appraisals have you done this month?

When’s the last time you read USPAP? If appraisers paid danny enough, he’d be arguing our side with plenty of USPAP bull**** to back him up.

Some folks are for sale to the highest bidder.

Under Florida Statutes § 475.612, only a certified or licensed appraiser may issue an appraisal report and receive direct compensation for providing valuation services. The statute allows that the work upon which an appraisal report is based may be performed by a person who is not a certified or licensed appraiser, provided the work is supervised and approved, and the report is signed, by a certified or licensed appraiser who has full responsibility for all requirements of the report and valuation service.

This means that an unlicensed property data collector can assist in gathering data or conducting inspections, but the supervising certified or licensed appraiser must ensure the accuracy and completeness of the information and take full responsibility for the appraisal report.

An appraiser cannot effectively supervise a property data collector if they did not hire the collector, do not know them personally, and have no authority over them. In these situations, the appraiser may be unable to meet their legal and professional responsibilities as required by Florida law.

An appraiser cannot legitimately supervise a property data collector they don’t know, didn’t hire, and can’t directly communicate with. Accepting such work could put the appraiser in violation of Florida law and USPAP, regardless of Fannie Mae's policies.
