Welcome aboard. As a trainee, you need to be very careful about the comments and advice that some of the appraisers post on the AF. While some of the people here are very competent and post good advice, there is tendency among some folks on the AF to opine on subjects that they are clueless about and not an insignificant amount of what is posted here is just flat out wrong. The AF presents you with a chance to gain some valuable insights regarding appraisal issues, but only if you use critical thinking to evaluate the posts made here.Hello everyone,
I'm from South Texas and am currently an appraiser trainee studying residential property appraisals. I'm excited to have finally made an account; I've been a lurker for some time now. I look forward to reading everyone's posts and to contribute to this forum.

Joe, one of the best posts I've ever read and one of the best/accurate (definitely top 3) descriptions of this forum I have ever read!Welcome to the forum!
I signed up on this board in 2011, but didn't actually start using it until the last couple of months. I have already learned from several people.
This is the first forum I have ever participated in. The following is my impression as to the general membership. [I probably vacillate between a couple of the descriptions below, depending on my mood or what I am otherwise doing.]
- Most forum members are just "Lurkers". I read a statistic recently that about 90 percent of the members of an on-line community seldom or never comment. I would bet that of the remaining ten percent, half of them produce the majority of the content.
- There are the "Big Hitters" (who must have more than 24 hours in a day since they post comments all day long in addition to what they do in the "real world.")
- There are "The Water-Walkers" who actually seem to be dialed into the issues on which they comment, and they seem to have all the right answers.
- There are those who "think" they are "The Water-Walkers" who continually point out the shortcomings of others' experiences or knowledge. These folks live so high above the rest of us that the air they breathe must be too thin for them to think straight. They will hold onto false assumptions they have previously mentioned rather than admit they made an error.
- There are the hypersensitive Alpha-types with huge egos who may or may not know what they are talking about, and I don't think they really care. They will have an opinion on almost every issue, often intentionally poisoning the air. They can bully others and can really screw up any online community when they bring out the worst in otherwise decent, normal people.
Because this community if made up from professional folks, even the worst behavior is muted to a large degree (from what I have experienced, anyway.) Most people seem to genuinely care about improving the profession and sharing with others. I am impressed with the overall level of civility I have experienced. Even pure disagreements don't seem to be as bad as the "flaming" I have seen on message boards. Of course the topics here are generally not as contentious, either.
[There is only one person that I have blocked (using the "ignore" function) so that I don't have to deal with his drivel. I got a private message from another member who promised that he really knew what he was talking about most of the time, but being able to stop the "noise" is a valuable tool if you tire of hearing someone continuously pound their chest.]
