Help - 1004 URAR Question

Hey guys. I have quick question.

On the 1004 URAR form, it has 2 places to fill in information about the Driveway. As you all probably know, the first is under the 'Site' category and the second, at the bottom of the 'Car Storage' section. My question is what exactly do these mean by driveway?

Are they both asking about the driveway to the carport? 'Driveway' being Yes or None and 'Driveway Surface' being descriptive about it?

Is the site 'Driveway Surface' speaking about if there is a driveway specifically leading up to the house and the 'Driveway' under 'Car Storage' Should be Descriptive of the surface or if there is none, 'none'?

I find it to be redundant, so under the site section I describe the type of driveway and under the car storage area I just write yes or no. As long as you describe what type of driveway you have somewhere, I doubt it matters.

I had a teacher in a class explain this one to me and the answer was simple. It one of those why didn't I think of it answers.

Site is, is there a drive and what type of construction. You probably got that one.

Under Car Storage...... They want to know how many cars can park in the Drive. I sat there just going "Well Duhh".

One of the most common errors on a report is to check "None" on car storage, then show a 2 car driveway. "None" means no on-site parking at all. Otherwise, it's garage, carport, drive and how many in each.

I think I was close to the first one in the Jacksonville area that was doing that correctly. I kept asking my mentors and they put either "Concrete" or "Dirt" in both places.

Site is the construction/material of the driveway.

Car storage is the number of cars that can be parked on the driveway. I always put a +/- after the number of cars.

I follow the guidelines set forth AI's publicating "The Uniform Residential Appraisal Report-Communicating the Appraisal":

"In this section the appraiser describes the type of car storage provided. If there is no facility for auto storage or off-street parking, the box opposite 'None' is checked." Key word: OR

"The 'Driveway' line is used to indicate that an open, off-street parking area exists, and the number of autos it can accommodate with adequate space for ingress and egress is recorded."

I list single, double or triple under driveway in the car storage section, depending on the number of cars that have unblocked access. I don't count tandem spaces. I do this for consistancy, as I consider a 2-door garage to be an oversized 2-car garage no matter how many cars can park in tandem.

Is this wrong?

I think you are doing this correctly I count the number of cars that can get in and out of the garage without being obstructed. IE a tandem 3 car garage is only a 2 car garage.

Yup, you'se guys do it the way I do.

Under Site, Driveway: Concrete

Under car storage: 2

I like the one I had awhile back. LO says, wait til you see it. He has a 15 car garage.

Nope, has a 40x50 metal building on site with 15 cars and tools jammed in there.
