Help - 1004 URAR Question

Just my two cents.

under garage # of cars it the total of all the attached , detached, and built in.
then in each attached, detached, and builtin field is the number of each in that type.
carport is the total number of carports, independent of the garage types and total.
Driveway is the total number of open car parking also independent of every other field.

But I also put concrete or asphalt in this field the LO get confused otherwise.
 
What about all those 2 1/2 car garages I see listed everywhere. I am still waiting to see one of those 1/2 cars parked in there. No, it is a two car garage with storage area. Or, they will call a golf cart garage a 1/2 car garage.

I am guilty of using the 2 1/2 car shorthand in my grid fields...

And would take umbage with anyone "calling" me on the terminology!

It fits better in the grid, is worth adjusting for in my market, and everyone know what you mean....

HOWEVER. the folks (appraiser and realtor alike) who use that term when the garage set up is a 'typical' width but just a few feet deeper than usual (like 2-3 f) DO raise my ire :angry: .

I figure you gotta be ABLE to park a half a car in it before it qualifies as a "half" :P
 
Well shut my mouth!!!!! See everyone can learn something from this forum including me. Never occured to me they were looking at off street parking places on the driveway. I do have an important question....

Why is it we drive on Parkways and park on driveways? :rofl: :rofl: :rofl:

OK, in the driveway, if they are little compact cars you might fit 6 of those in the driveway. If they are large SUVs, you might only get 4 in the driveway.

As for the 1/2 garage or a garage when you pull 1 car infront of another hmm...

Well a 1/2 garage if it has it's own door the I will call it golf as t a type in total Garage section I would mark it IE: 2+GOLF
if it did not have its own door then it is work or storage area in my mind.

As for the garage that has 3 spots but only door for 2 depending on the size and price of the home it's a judgement call in my mind.
What was the intent when built as a car spot or as work shop?
I would say 9 times out of 10 I would call it a work shop if its a 3 car perhaps 4 car, this is just for standard SFR.

now if the price was up in the 600K + range then that is also a judgement.
