I have been certified residential for 20 years, and I am returning to fee appraisal work and setting up a solo shop after stepping away for several years on the mass appraisal side of the fence. All previous experience prior to my mass appraisal work was as a staff appraiser.

It‘s necessary to get set up with AMC’s first to get some income coming in. I’ll deal with everything needed to market myself, website, contacting lenders and attorneys and get non-AMC work along the way, but to get the ball rolling I need AMC work first. I’ve spent hours reading reading old threads here but only end up with more questions than answers.

Other than online registration with the AMC’s and specifying the types of appraisals I will perform and my fees, uploading docs and swallowing my pride and hoping for the best, what else do I need to do to get AMC work?

Target non-AMCs...local credit unions, banks, attorneys, brokers.
Connect up with a ROW appraiser and learn how to complete FEMA 50% rule reports...sense a ton of work will be following Ian remnants.
 
Gonna be lots of naysayers here, but dismiss them. There are AMC lists you can buy as well as one on this website under 'clients good bad ugly' I think. I just bought one for my office for less than $100 just to see who was on it. Turns out, I have already pissed most of them off and don't work for them anymore for one reason or another, but...there are three Appraisers in my office currently that all have separate businesses/LLC...we sort of share everything so we just passed it around and everyone signed up. We laugh at all the same bid requests we get .

You are on the right track, but it is slow right now....don't panic...this time of year can be slower even when interest rates are 3%.

I have one apprentice that finished in Jan and another (my last ever) that will finish up this Jan. Both are encouraged to start out with AMC's as I am 100% certain they will screw a few things up. Best to cut your teeth with AMC's that are reviewing your reports and helping you understand what lenders are looking for. If you start out with private work, credit unions, local portfolio lenders, you will likely get dismissed quickly and never know why...an u/w will just say you suck to the processors and thats all she wrote...LOL

AMC's have their roll...for new appraisers and as schedule/gap fillers for the rest of us. A stepping stone as it sounds like you are doing. Just don't get stuck in the AMC merry-go-round. They are disloyal and as all these goobers on here that only do secondary market work will attest to, when things slow up...SHE GONE! Poof!

YES BUT DO NOT EXPECT ANY SUPPORT ON HERE MOST ARE NOT ABLE TO GET PAST HATE FOR AMC model
BUT You have to get up and running fast it takes years to build up other work.
 
As Capt. Ron said,

Over the years it seemed like there were 10 or so AMCs in my market. Five were awful. Three were almost okay. Two seemed to 'get it,' paid my fee and I would work for them. They are interested in fee, time frame, fee, a good report, fee, and follow up with stips.

Alas, yes I am very aware that this may not be the most opportune time to restart a practice, and it will take time. Fortunately, I have made a handful of contact over on the mass appraisal side with attorneys, contacts at banks and credit unions, and brokers in the market, that I will be reaching out to soon.
 
Our State Board has a listing of Licensed AMCs-contact information. Perhaps your State is similar.
Given your necessity to add (AMC) clients: obviously Set your Fee Schedule LOW, turn time 24hr after inspection- and perhaps you can make up the $$$ by DOING more. Tweak your Required Resume as Best Effort in Self-marketing.
Here's AMCs that have BEEN fair ...at least to me: LRES, NOVO, Applied Valuation Services, Appraisal Logistics.
Here's AMCs that capture you to 24-7 turn and Lower-than-typical Fees that I do not service. Also because there is NO "M" in AMC : Solidifi, ProTeck.

AMCs are dropping like flies, you missed the rush and the money too. Best bet is to drop your fees to as low as you were being paid as a staff appraiser, or hustle and go after direct lenders. AMCs are a losing bet.
