Yes my mistake, I must of got this mixed up with a different thread and deleted.
I just hate AMCs, lol. I would encourage anyone licensed to do anything else but that. It has been the downfall of the appraisal profession. Once they are finally exposed for what they actually do, taking money from borrowers and not paying appraisers the amount they charged, it'll go down like any other check cashing scheme. I've had it happen to me as a purchaser. No doubt somebody important will examine "fees" someday, hopefully.
 
Yep. Then there are those that need income. !! “We” have been fortunate. Perhaps I should redefine : although no other option than to be tagged “AMC” by state licensing, those I chose to work with were companies that placed orders for my lenders which I had a super relationship for decades. I did not bid, accept broadcast orders, or do their job. Good Luck!
 
I have been an appraiser for over 20 years now and have been publishing an AMC directory for the past 15 years. I would suggest getting a good list, there are many online. Cross reference that with the companies that are licensed in your state and start signing up. Reach out to them to see if they have work in your area and what their standard fees are for a 1004 + MC. Do not accept any fees that are not customary and reasonable in your area. Counter-offer, you will be surprised how much work you can get this way. It has really slowed down over the past 5 months, so work might not be available in your area. Consider expanding your market area if possible. Put an equal amount of time expanding your non-lender work, that work only seems to be increasing these days. As suggested you can also target hard money lenders and credit unions, but I do better marketing to divorce, bankruptcy, trust attorneys. Good luck out there!
 
if you need AMC work, then get out of this business. you will never make a good living over the long term.
 
A lot of these post are false. Depending on where you live in Texas, you could be getting a load of orders. I have lived off the AMC model since I have been in business (18 years). I make 6 figures every year, my last 3 years were my best years EVER. I live in a market where R.E. is booming with purchases because of all the out of state people moving here. If you are in one of those markets in Texas, then you should be capitalizing on that opportunity. 95% of my AMC volume comes from 1 solid company. 5% of my other volume comes from smaller local AMC's. I've never had to lower my fees, in fact, it actually went up because of the volume and demand and all those Rush orders. Send me a private message, I can give you my top client list.
AMC's to AVOID at all cost : PCV, Clear Capital, Class, Got Appraisals.
