When lending work grinds to a halt, there is almost no work to be had from either direct lenders or AMC's

An AMC doing huge volume might have a few more stray orders but when the market dies it seems to die across the board ( with a few geo area exceptions perhaps )

Holiday Special $275.00 you will be flooded :)

Here's AMCs that have BEEN fair ...at least to me: LRES, NOVO, Applied Valuation Services, Appraisal Logistics.
Here's AMCs that capture you to 24-7 turn and Lower-than-typical Fees that I do not service. Also because there is NO "M" in AMC : Solidifi, ProTeck.
Hi Ramrcdk, Can you please tell me your experience with Applied Valuation Services? Any issues? Thank you in advance for sharing.

A positive experience, easy order/delivery software, all instructions clear and complete, no after-delivery add-ons, expected & do-able delivery dates, Fair Fees for Scope, and pay w/n 30 days. If ever I had a question, attention to the matter was responsive, meaning the "M" in management was satisfactory.
I never had a revision request mostly because "attention to their instructions" was thoroughly explained within the report.
Good Luck.

Fortunately, I have made a handful of contact over on the mass appraisal side with attorneys, contacts at banks and credit unions, and brokers in the market, that I will be reaching out to soon.

Just an FYI, the local CUs and banks that have kept me steady thru ups and downs over the past 24 years have slowed to an absolute crawl. This is the slowest I've ever been for mortgage lending. Do not take it personally if you don't get anywhere with them, just keep trying.

It's gonna be tough all around. Even private work has slowed, but get yourself lined up for when things do turn around

I have been certified residential for 20 years, and I am returning to fee appraisal work and setting up a solo shop after stepping away for several years on the mass appraisal side of the fence. All previous experience prior to my mass appraisal work was as a staff appraiser.

It‘s necessary to get set up with AMC’s first to get some income coming in. I’ll deal with everything needed to market myself, website, contacting lenders and attorneys and get non-AMC work along the way, but to get the ball rolling I need AMC work first. I’ve spent hours reading reading old threads here but only end up with more questions than answers.

Other than online registration with the AMC’s and specifying the types of appraisals I will perform and my fees, uploading docs and swallowing my pride and hoping for the best, what else do I need to do to get AMC work?

thanks in advance
Don't do AMC work. Take the ERC appraisal class to do relocation appraisals. They like real appraisals, but the "Anticipated Sales Price" based on certain 90 or 120 marketing time is hard for some appraisers to grasp. They can be difficult assignments but pay well (corporate). You have to pay I think $400 to be listed for 1 city and join Employee Relocation Council. Try to do a sample one on your house to see if it is for you (after you take the CE class). Also, apply to the VA panel just in case they need appraisers in the area. PS I stepped away from fee and was in mass appraisal for 12 years. Good to be able to do both. Consider County, State and USA jobs too. Don't ever retire your certification no matter how much Government jobs may want you too.

My advice is to not be closed minded to “ any “ types of income that is within your expertise. I previously posted clients that were AMCs that placed orders for all types of lending that I felt to be fair for the SOW.

I am close minded to AMC work. If others dig it and it works for them, great. I just have never done AMC work, bidding, all that. I don't understand why any appraiser with 20+ years would compete with that. There are so many options out there. I'm not alone.
