Help me with non-traditional appraisal products

These days the only assignments asking for an interior inspection are over 60 miles away or insanely complex and offered at half the C&R fee. I have always steered clear of alternate valuation products such as Desktop Appraisals and Hybrids, as I have not considered them to be reputable. The current economic conditions no longer give me that luxury.

Help me gain competence with and attract these non-traditional appraisal product assignments.

What are your strengths? The mortgage arena tends to dampen critical thinking and advancement of skills. I personally seek out complex assignments in the litigation arena. I have not advertised or solicited in 30 years. The attorneys do that for me. So tell us what you like and your strengths so we may better point you where to look. There is a lot of non mortgage work if you know where to look.
 
I love houses. I live in small town in NE Oregon, so I get a good variety of property types which have kept me interested. In my experience, our small town attorneys are worse than AMCs. They are cheap and always late on fees.

My wife works full time and has our health insurance covered. I have steady non-appraisal work which covers the bills, but we are not getting ahead.

I am considering getting a second BS or a Masters in Public Health since those are the only jobs which constantly have openings.

In the meantime, I am renewing my license and will be taking a bifurcated appraisal report class to start my new 2 year education cycle.

What is y'alls experience with these desktop appraisals?

I have one client that offers a 1004 desktop. But it is an option for the appraiser. I just got one Friday that I could either choose a full 1004 or 1004 desktop (same fee). They provide the floorplan for the desktop. Unlike a hybrid. There is no "inspection" by a third party. You get you other subject data from MLS, agents, public records etc. I chose the full 1004 on this one. 27 acres, 3000 sf house, 1800 sf outbuilding, possibly a small amount of wetlands along with 2 ponds. It is a purchase and the MLS listing has about 50 photos. But I prefer to put eyes on something like this. Especially since I only have 3 current sales somewhat similar on 12, 14 and 28 acres. If it was a suburban home in a subdivision. I would probably opt for the desktop and I have in the past

Never actually timed it. But no subject inspection, no requirement to inspect comps. So there is that time savings. Other than that little difference. Your software should have the 1004 desktop form. Pretty much the same as a 1004. With the exception of the SOW and certs.
 
Are you able to interview the home owner for these Alt products?

Do you get any stips with 1004 Desktop reports?

Can you just tell them to order a full if they have any questions?

Why not just take the classes and test to be certified and do FHA, USDA, etc? It wouldn't take as long or be as expensive as a 2nd BS or a Masters, which would take at least 2 years at the least.

I want to expend non-traditional appraisal too. Would like to hear everyone's comment(s). Some friend referred me a family doctor. She called me for a divorce appraisal about 50 miles away a couple of months ago. I can drive over there. The problem is I only did an inspection there when I began my trainee many years ago. I explained this to her. She said let me find a local appraiser then. Like other folks said, you may get a good fee to deal with the client directly, but they may send you the order spread around different products and wide range area and you'd better not decline their request since you suppose to keep royalty to your client. For AMC order, you can set your products and area limits, but volume and fee is too low these days.
