Help me with non-traditional appraisal products

Are you able to interview the home owner for these Alt products?

Do you get any stips with 1004 Desktop reports?

Can you just tell them to order a full if they have any questions?
You can talk to the homeowner if you choose. Never got a stip for a desktop. But to be honest I haven't had a stip except for a typo for quite awhile. I don't know about requesting a full 1004. Since my only client that offers these always give me the option
 
Let’s broaden the thought process for residential litigation. I am not a marriage counselor, so I opt out of divorce appraisals. Some examples of residential litigation areas include eminent domain, partial interest appraisals for inheritance or joint ownership disputes, diminution in value due to construction defects or maybe environmental factors, regulatory compliance to meet relevant standards (USPAP, state code), standard of care reviews, boundary disputes, HOA disputes, insurance claims, and title defect assessments. Specialized appraisal expertise requires ongoing maintenance and using all available tools in the box.

BTW, my son lives in Portland. It is beautiful but expensive.
 
The desktop assignments that I completed during 2020/2021 were basically 2055s on a 1004/1073 form....
 
You probably be better off finding a part-time job and having appraising be a second income until all these alternative products kill themselves off. You won’t be able to sustain a professional livelihood doing desktops for AMCs

First off, desktops should be a one page form. They bastardized that term into meaning a full interior URAR with an unqualified person performing the appraisal inspection and finding an appraiser to rubberstamp it for $100 bill.
 
I have other income which pays the bills, but with this inflation there is nothing left over. What I am trying to determine is if I can do Desktop or Hybrid products on the nights and weekends to supplement that income.

One of the issues I see when some discuss desktops and hybrids. Is that they conflate the non lending proprietary products that many AMCs have with GSEdesktops and hybrids. Although I do realize that AMCs will be AMCs when it comes to fees.

Right. I got one a couple of weeks ago. The house was listed for sale for over four million dollars and the “desktop” (a 1004 sans inspection). The fee was $145.00 minus $20.00 for a “tech” fee. Oh, 24 hour turn time.
