I had my trainee use this handy dandy spread sheet for support in her work files. I also used it when I was submitting my files for approval of my supervisory endorsement. Thank you it is a great tool. I have it saved and can share it if your upload isn't working.
What surprises me is how so many trainees are working without any real supervision or help I thought maybe things have changed but looks like these poor souls are often left on their own and the not so nice lady she/he is dealing with to at least give some guidance on what she really is asking for : )
 
The OP has supervision and has been working per their instruction. My guess is that the supervisor isn't teaching better because they probably don't know better, probably due to THEIR supervisor never knowing better. We don't have a trainee problem. We have a supervisor problem and it's been killing us.

I try to never tell a noob to go back to their supervisor or harass them because their supervisor isn't doing right by them. That isn't their fault. In my view and FOR ME, remediation is one of the legitimate functions of this forum so that makes it worth the effort to proceed on that basis.

This is one of the reasons that I have supported PARREA over the years. I have just seen too many certified appraisers who really have no clue how to support their adjustments, how to explain effective age, etc. etc.

It is one thing to fill out forms that resemble appraisal reports; it is quite another to produce a credible appraisal

Well, maybe she wants an explanation so she can approve the workfile. My trainee was asked to explain/support her GLA adjustments also.

So George it's even worse than I suspected. I thought with newer State Board Supervisory requirements this would get cleaned up.

IMO, what you're referring to is the need to expand (or at least reform) the qualifying education. What we've been doing so far is (mostly) teaching new appraisers how to work to the form, almost in isolation to some of the fundamentals. And as I'm sure you'll agree, when push comes to shove it always comes back to the fundamentals.

I've never taken that course, but my understanding is that it's about the administrative end of handling a trainee, not about appraising.
